These funds are of great use to the real estate investors and are also important to them at the time of non-availability of funds in their hands to purchase new properties for sale. By using this type of funding for purchase of the commercial real estates, the investor remains in profit gaining side as he is not incurring any expense from his pocket. The other notable thing is that the investor gets a good piece of income with the help of transactional funding.











Short sales funding are given only to limited transactional purposes as lending short loans for every purpose may be risky to the lender. These transactions include all the short transactions that are the purchase and immediate sale of the bank's properties, trophy houses, multi family apartments, etc. on a consideration of profit margins higher than the cost by the broker or agent which do not include any of the expenses. The banks and financial institutions are ordered strictly by higher authorities not to give this short term funding to the investors of capital market because the introduction of this scheme was with an aim of supporting the investors or the agents in real estates.













Transactional funding is said to be taken by the investor if he has any end purchaser or buyer who is on stay to get the property from him. An end buyer is the one who is ready with the full amount for the property which he will be paying to the investor of the property who sells immediately to him after purchase as per the agreement made between both of them. The minimum period which is allowed for the use of these funds to the borrower by the lender is 4 days, exceeding which the loans become extended transactional funding on which a specific rate of interest is charged for each extended day. There are many firms which provide the extended short funding as there are chances of some delay in settlement from the third party.





The most notable thing in such transactions is the period taken by the end buyer to settle the amount for the property.The third party or the end buyer is said to play an important role in the short term funding as the funds are supplied to the investor on the basis of the promise of the end buyer only, who had already agreed to pay the full settlement for the commercial real estate property within 3 days from the day of sanction of the loan amount.
